Parking Lot Design
Smart parking lot design maximizes your space, improves traffic flow, and ensures full ADA compliance from day one. We plan layouts for new construction and redesigns that make your property safer, more efficient, and easier to maintain long-term.
What We Offer
Professional parking lot design services tailored to Utah properties.
Traffic Flow Analysis
Map vehicle and pedestrian movement patterns to design entry points, drive lanes, and exits that minimize congestion and reduce accident risk. Proper flow also reduces pavement wear in high-traffic areas.
Space Count Optimization
Get the maximum number of usable parking spaces from your available area. Angled vs perpendicular stalls, compact spaces, and one-way vs two-way lanes all affect your count. We find the layout that fits the most.
ADA Layout Planning
Accessible space placement, van-accessible stalls, access aisle routing, and ramp locations designed into the layout from the start - not added as an afterthought. Compliance built in, not bolted on.
Drainage Design
Grade your lot to direct water toward catch basins and away from buildings, walkways, and low spots. Proper drainage prevents standing water, ice buildup, and premature asphalt failure.
Lighting & Signage Placement
Plan where lights, directional signs, speed bumps, and bollards go before construction starts. Good placement improves safety, wayfinding, and security while reducing future modification costs.
Phased Construction Planning
For properties that need to stay operational during construction, we design phased build-out plans that keep portions of the lot open while other sections are being paved.
Benefits of Professional Parking Lot Design
Service Areas
We provide parking lot design services throughout the Utah area:
How It Works
Simple, transparent process from initial contact to completed project.
Site Survey
We measure your property, note elevations, identify utilities, and document any constraints like easements, setbacks, or adjacent structures that affect the layout.
Layout Design
We design the optimal parking layout considering traffic flow, space count, ADA requirements, drainage, and your specific operational needs.
Review & Refine
You review the proposed layout and we make adjustments based on your feedback, tenant needs, or code requirements until the design is exactly right.
Construction Execution
Once approved, our crew builds exactly what was designed - grading, base, paving, striping, signage, and all finishing details.
Common Questions
That depends on lot dimensions, building placement, drive lane requirements, and stall angle. As a rough guide, you need about 300-350 square feet per parking space including drive lanes. We can give you a precise count after measuring your site.
Standard stalls are 9 feet wide by 18 feet long. Compact spaces can be 8 feet by 16 feet. ADA accessible spaces are 8 feet wide with a 5-foot access aisle (or 8-foot aisle for van-accessible). Local codes may have additional requirements.
Angled parking (45 or 60 degrees) works well for one-way lanes and is easier for drivers to navigate. Perpendicular (90 degree) parking fits more cars in less space but needs wider drive lanes. We recommend the best option based on your lot shape and traffic patterns.
We design grades (slopes) into the lot surface that direct water toward catch basins, channel drains, or natural drainage points. Minimum slope is typically 1-2% to keep water moving. We also locate catch basins to prevent any low spots from collecting standing water.
Absolutely. Restriping an existing lot with a better layout can add parking spaces, improve flow, and fix ADA issues without repaving. If the surface is due for resurfacing anyway, that is the perfect time to redesign the layout.
Fire lanes must be at least 20 feet wide with no parking, clearly marked with red curbing and signage. Fire department access points, hydrant clearances, and turning radii for fire trucks are all factored into our designs.
We work with you on the permitting process and provide the site plans and documentation that municipalities require. Requirements vary by city, but we are familiar with the process across the Utah area.
We design and build commercial parking lots throughout the Utah area including Salt Lake City, Sandy, Draper, Bluffdale, South Jordan, West Jordan, Riverton, Herriman, Lehi, American Fork, Provo, and Orem.
