Crack Sealing
Stop small cracks from becoming expensive repairs. Our hot-pour crack sealing service blocks water infiltration, prevents freeze-thaw damage, and extends the life of your parking lot or driveway by years.
What our crack sealing includes
Professional crack sealing for commercial properties and storage facilities across the Utah area.
Hot-Pour Crack Filling
We use commercial hot-pour rubberized sealant that expands and contracts with temperature changes, maintaining a watertight seal year-round.
Routing & Cleaning
Proper preparation is key. We clean and rout cracks to create an optimal reservoir for the sealant, ensuring maximum adhesion and longevity.
Linear Crack Repair
Treat linear cracks from pavement stress, reflective cracking, and joint failures before they spread into larger problem areas.
Alligator Crack Treatment
Address early-stage alligator cracking before it requires full-depth repair. We seal interconnected cracks to prevent water penetration.
Edge & Joint Sealing
Seal vulnerable edges where pavement meets curbs, buildings, and expansion joints to prevent water intrusion at critical transitions.
Pre-Sealcoat Prep
Crack sealing is an essential step before seal coating. We prepare your pavement surface for maximum protection and lasting results.
Why choose JCPM for crack sealing
Where we provide crack sealing
We provide crack sealing throughout the Salt Lake Valley and Utah County:
Our crack sealing process
A simple, transparent process from your first call to a finished job.
Crack Assessment
We inspect all cracks, measure linear footage, and identify the best treatment approach for each type.
Cleaning & Prep
Cracks are cleaned with compressed air and wire brushing. Larger cracks are routed to create proper reservoirs.
Hot-Pour Application
Commercial rubberized crack filler is heated and applied at optimal temperature for maximum adhesion.
Finishing
Sealant is smoothed and traffic can resume typically within 30 minutes of application.
Common crack sealing questions
Crack sealing works best when temperatures are between 40°F and 70°F, typically spring and fall in Utah. The moderate temperatures allow the hot sealant to bond properly without curing too quickly.
We effectively seal cracks from hairline up to about 1" wide. Cracks wider than 1" may require routing first or alternative repair methods. Severely alligatored areas typically need patching rather than sealing.
Quality hot-pour crack sealing typically lasts 3-5 years depending on traffic levels and Utah's freeze-thaw cycles. The rubberized material flexes with temperature changes, maintaining the seal longer than cold-pour alternatives.
Cracks should be filled BEFORE seal coating. This ensures the seal coat creates a uniform, waterproof surface. Crack sealing after would require cutting through the seal coat and leave visible repairs.
Most crack sealing jobs are ready for traffic within 30 minutes of application. The hot sealant cools and sets quickly, especially in Utah's dry climate.
Water seeps into cracks during rain or snowmelt. When temperatures drop below freezing, that water expands by about 9%, forcing cracks wider. Utah sees dozens of freeze-thaw cycles per winter, which is why untreated cracks grow so quickly here.
Pricing depends on the total linear feet of cracks and the condition of the asphalt. We provide free on-site estimates. Crack sealing is typically a fraction of the cost of patching or repaving the same area.
We provide crack sealing services throughout the Utah area including Salt Lake City, Sandy, Draper, Bluffdale, South Jordan, Lehi, American Fork, Provo, and Orem.
