Resurfacing works when the base layer underneath is still structurally sound. Signs you can resurface: surface cracking, oxidation, worn texture, faded appearance. Signs you need full replacement: alligator cracking over large areas, deep potholes, standing water from base settlement, soft or spongy spots. We assess this during our evaluation.
A quality overlay typically lasts 10-15 years with proper maintenance (crack sealing and seal coating on a regular schedule). The longevity depends on traffic volume, base condition, drainage, and how well the surface is maintained after installation.
