Well-installed commercial concrete in Utah typically lasts 25-40 years. The main threats are freeze-thaw cycling, deicing salt penetration, and heavy vehicle loads. Proper mix design, air entrainment, and joint spacing are critical for longevity in our climate.

The ideal concrete season in Utah runs from April through October when temperatures stay above 40 degrees F. We can pour in cooler weather with blankets and heated enclosures, but spring through fall gives the best curing conditions and results.

Common causes include insufficient control joints (the concrete will crack somewhere - joints tell it where), freeze-thaw damage from inadequate air entrainment in the mix, tree root pressure, poor subgrade compaction, or deicing salt penetration. We diagnose the cause before recommending repair or replacement.

If the damage is limited to one or two sections with stable subgrade underneath, targeted replacement is usually the smart move. If you are seeing widespread cracking, heaving, or settlement across large areas, full replacement with proper base prep is more cost-effective long term.

Standard commercial sidewalks require 4 inches of concrete over compacted base. Areas that may see vehicle traffic (like driveway crossings) need 6 inches minimum. Equipment pads and loading areas may need 6-8 inches with steel reinforcement depending on the load.

Yes. We remove and replace damaged curb-and-gutter sections, matching the existing profile and grade. We can also install new curb-and-gutter for parking lot construction or reconfiguration projects.

Light foot traffic is typically safe after 24-48 hours. Vehicle traffic should wait at least 7 days, and heavy trucks or equipment should wait 14-28 days. Concrete reaches about 70% of its design strength at 7 days and full strength at 28 days.
